We Are Changing What Urban Living Looks Like People Actually Want to Use
ASSH Developers started with a simple problem to solve. Rawalpindi didn’t have a development that combined retail, offices, and residences in a building, built to a modern level. So we built one.
That project became Sardar’s Mall, our flagship mixed-use high-rise. It brings shops, workspace, and homes into a single address. It’s also the first step in a bigger plan: turn Rawalpindi into a city with the kind of urban infrastructure people usually have to leave for. Islamabad is next.
We’re a young company. That means every project we finish becomes the proof of what we can deliver, not just a claim.
ASSH Developers builds multi-functional spaces in Rawalpindi: places where people can live, work, and shop without driving across the city for each one. Sardar's Mall is the first example. More are planned for Rawalpindi and Islamabad.
Over the next year, we're finishing the first phase of Sardar's Mall and opening retail and apartment leasing. Over the next five years, we plan to add multiple mixed-use developments across Rawalpindi and Islamabad, and build a track record in commercial real estate that clients can check against real, delivered projects.
Most developers in this market build the same layout with a different facade. ASSH Developers starts each project by asking what the building needs to do for the people using it, then designs around that.
Sardar’s Mall combines a food court, offices, and residential apartments in one structure. That’s not common in Rawalpindi yet. We built it that way on purpose, and we’re carrying the same approach into every project after it.
Residential apartments, retail units, and office space, planned to function as one community.
Ongoing support for investors and residents after handover, not just before the sale.
Straight answers on materials, timelines, and what to expect at each stage.
Residential, commercial, and retail, handled by one team from first inquiry to signed lease.
Rawalpindi didn’t have a development like Sardar’s Mall before we built it. That was the point. We wanted to bring a standard of design and construction to this city that people usually had to travel to Islamabad or Lahore to find.
Our approach is straightforward: take real estate models that work well internationally, and build them for this market, in this city, for the people who live here.

We hold every ASSH project to the same standard: no shortcuts on materials, no copying the layout next door. That’s what separates a building that lasts twenty years from one that needs renovation in five.
Real estate development creates jobs, not just buildings. Our ongoing projects support the livelihoods of thousands of households in Rawalpindi, through direct construction work and the retail and office space we hand over once a project is complete. We also build to sustainable development standards internationally, not just locally.
Sardar’s Mall is our clearest example of what we mean by affordable, well-built space. If you haven’t seen it yet, take a look.

ASSH Developers doesn’t design in-house. We partner with Archentire, an architecture and design firm based in Islamabad, to design Sardar’s Mall and every project after it.
Archentire is led by Principal Architect Ar. Kamaal Sinaan, who has over 30 years of experience in the field. Their focus matches ours: buildings that work well for the people using them, not just buildings that photograph well.
Every project moves from architectural plan to livable, working space, without changing the layout halfway through to cut cost.
Our projects create construction jobs and, after handover, retail and office jobs, in the neighborhoods where we build.
Not just the minimum required by local code.
From your first inquiry to the day you get your keys or your lease, one team at ASSH handles the process, so you’re not passed between departments for basic questions.
